The luxury real estate market in Thu Thiem and Nam Rach Chiec is witnessing pivotal changes. The focus of attention isn't just on the return of Son Kim Land on the Mai Chi Tho axis, but also on the "blockbuster" deal where Huong Viet Holdings officially participates in the restructuring of Palm City – a land plot considered a "precious gem" along the river (often anticipated by investors to be renamed Palm River in the new phase).

1. The 2.6 Trillion VND Deal: Huong Viet Holdings "Revitalizes" Palm City's Capital
The recent market-shattering news is that Gateway Thu Thiem – a key member of Huong Viet Holdings – spent over 2.6 trillion VND to acquire 42% of the shares in Nam Rach Chiec Co., Ltd. (the joint venture developing Palm City) from Keppel Land.
This is not simply an asset transfer, but a strategic move to resolve a financial bottleneck. Nam Rach Chiec previously had a bond debt of up to 2 trillion VND and had to request an extension. With strong financial resources, Huong Viet Holdings not only injected liquidity but also took responsibility for handling debt obligations, paving the way for the restart of the remaining phases of the project.
Why is this deal important for Palm River?
Subdivisions like Palm Residence and Palm Heights have been completed and are thriving, but the most prime riverside land plots (intended for subsequent high-end phases such as Palm Garden or Palm River) have been legally and financially "frozen" for a long time. New funding from Huong Viet is key to "unfreezing" these assets.
2. Who is Huong Viet Holdings? Unraveling the "Big Boss" Behind Gateway Thu Thiem
Many investors may find the name Huong Viet Holdings (HVH) rather secretive, but it is actually a "shark" with a history of over three decades of development.
Multi-sector ecosystem: HVH possesses a solid foundation in the fields of Real Estate, Finance, Renewable Energy, and Industrial Infrastructure.
Footprint in Thu Thiem: HVH is not a "newcomer." Through Gateway Thu Thiem, the group is the investor of the Grade A office tower The Hallmark and one of the three members developing the iconic project The Metropole Thu Thiem.
Brief history of Huong Viet Holdings:
With over VND 1,700 billion in available cash and proven fundraising capabilities through The Metropole, HVH is fully capable of bringing Palm City back into the race.

3. Son Kim Land Returns | A Double Boost for the Mai Chi Tho Axis
The Eastern area of Ho Chi Minh City is more vibrant than ever, not only with Huong Viet Holdings' actions, but also with Son Kim Land's completion of the acquisition of a nearly 10-hectare plot of land (formerly the Saigon Broadway project) on Mai Chi Tho Street.
Through its subsidiary GWC, Son Kim Land has gained control of this large-scale project comprising 12 apartment blocks. Its strategic location between Binh Khanh Metro Station (Line 2) and the Thu Thiem urban area makes this project a worthy competitor.
The simultaneous appearance of two major domestic players with strong financial resources (Son Kim Land and Huong Viet Holdings) in these key land plots indicates that the bottom of the real estate cycle in Nam Rach Chiec has passed. The area's infrastructure is about to receive a new, more upscale and integrated look.
4. Current Status and Future: How will Palm River launch?
In particular, the land previously planned as Palm Garden (1.9 hectares, with direct river views) is the most anticipated "golden land." After Keppel Land refunded deposits to customers in 2021 due to legal issues, the market is hoping that Huong Viet Holdings will reposition this subdivision with a new name – possibly Palm River or a luxury brand worthy of The Metropole.

5. Expert Opinion: Investment Opportunity in the Transition Phase
From Achieve Realty VN's perspective, the participation of Huong Viet Holdings is a positive long-term signal.
Legal hurdles are overcome: Domestic investors have a particular advantage in handling complex legal procedures in Ho Chi Minh City compared to foreign funds.
Increased value from infrastructure: When the parallel expressway becomes fully operational and the An Phu interchange is completed, the value of Palm City (Palm River) will establish a new price level.
Scarce product: Riverside land in the former District 2 is increasingly scarce. The remaining products at Palm City belong to the last "premium" segment of this area.
